Setting The Stage

Keeping a home clean and clutter free can be a full time job, not to mention 'show room' level ready. Don't sweat it just yet, embrace the positive. Decluttering is very helpful. If you're not sure, ask yourself "Is this highlighting the value of my home?" and remember not to focus on the things in your space but how the things make the space look and feel when you enter a room. Offers

We are starting to receive offers, maybe multiple at once. Depending on the marketing approach you could have 10 to consider all at once. There is much more to an offer than just the price. No offer is the same and having an agent to be able to outline the major differences by strengths and weaknesses. Together you will decide how to respond to the buyer in one of several ways: by accepting the offer, rejecting the offer, or making a counter offer.

Escrow

Once a contract has been agreed to and signed by all parties, an escrow will be opened and the buyer’s contingency period will begin. Timelines for the completion of buyer and seller responsibilities will be listed in the purchase contract and adhered to in the escrow. Your Compass agent will keep a close eye on the timelines and ensure that you are in compliance with your responsibilities, while also holding the buyer’s side to task to keep the process moving.

Prepare to Close

Your Compass agent will monitor and coordinate all the details necessary to get you to the finish line. Once the buyer has performed their inspections, removed their contingencies, and the loan (if any) is ready to fund, your agent will arrange the final walk-through. At or near this time the escrow will close, payment will be made, and the keys will be handed over to the buyer.

Final Paperwork

You've made it to the finish line, now you sign the final paperwork and usually meet with the buyer face-to-face somewhere like the Compass office.  Once you leave the room, you have officially sold your home. Wiring of funds will be completed and you can  take a deep breath send crack a smile because you have successfully completed the process.
